Well, a while back i mentioned possibly working on a house... This thread will be about that house...LOL
Started looking into whats all wrong with it...theres a wiring isuue somewhere on one of the circuits, the bushes need serious work/removal, the well pump needs replacing, the plumbing needs replacing/work, plaster needs work/replacing with drywall, and some of the floor and floor joists need replacing... I will update with pictures whenever possible!!!

Ok, the whole house is somewhat surrounded by extremely overgrown evergreens... Dad bought me a real nice chainsaw yesterday, and we started in on that mess...plan is to level them on this side to expand the front porch...

Inside, a pipe broke, damaging the floor in one of the bedrooms severely...

Also, the roof had a hole, which i temporarily patched a few weeks ago, by no means a permenant fix though... I pulled up the old shingles around the hole, and cut out thenrotten wood behind it too...

Unfortunately due to the hole, considerable damage was done in the dining room... Both the floor and the plaster cieling...

That looks like a big project. I finally found a roof leak. Mine was not to that point though.

Now see, the well pump would be no problem for me. The carpentry I can even handle with my arm being twisted. Finishing work, bah.

So... YOu know well pump stuff? Know anything about deep wells? This ones around 500ft deep if i recall correctly... Pump is in the hole...

As far as i know bottom... Its not like the old well that used to be here that had a nice acfessable pump in the pump house just off the driveway....

My well is only about 15 feet to the water surface. We have city water too.
Those deep wells I don't know about. Never had one.

Yeah if i recall correctly the well is right around 500ft....LOL i wish it were only 15ft...i could fix that myself...LOL

Yup, it would be a submersible near the bottom of the well. We had a deep well with a submersible at the farm but it wasn't near that deep! What's it doing? Not pumping at all, or just no pressure? They usually have a tank at the surface (or in the house somewhere) that has a bladder and air in it to give consistent pressure. Also a pressure switch with contacts to turn the pump on when there is a demand for water and the bladder tank has been emptied. Often the contacts on the pressure switch get arc'ed up and loses connection. The contacts aren't hard to clean and the whole pressure switch is fairly cheap to replace. Or, at least it used to be in the old days! :)

That is deep isn't it? Ours was about 100 feet and some of our neighbors had wells in the 200 foot range... That's the deepest we had in our parts.
I would drop a weighted string down it to get a better idea of the actual depth.

I could be wrong on the depth, but i know theres other ones in the area that deep, trying to escape the sulpher water thats shallow in this area...
Also, got quite a bit more done, more bushes gone along with saplings, and... First comfort of a country home is installed... A nice firepit...

Honestly, I think if I was setting up a new water system on an acerage these days I would go for a cistern system. Lot's of folks on the acerages around here go that way and then just fill the cisterns from a water tank they mount on a trailer. Or they hire a tanker to deliver the water. Well's here cost a small fortune to have bored, well, it's actually a large fortune! And with a cistern system you can use either a shallow well jet pump or a submersible if you prefer.
The drawback is the cost of setting the cistern up, and then of course having to fill it all the time.

if the well is dry, which it may be, or the waters bad, i do have the option for city water... it runs across the front of the property... the issue is the cost...LOL

Yup, getting utilities in is $$$! I'd be all over that town water though, then you wouldn't have to mess with pressure systems and tanks at all ;)

We have city water. It is nice not to have to deal with a pump. The well is there and I only plan to use it to water the garden. The cost to connect to the city line may be better than the cost of getting the well up and running. Once you are connected you should be good.
I ran a new line from the meter to our house in GA. Rented a trencher and the materials were cheap.

It would still be a benefit to have well water for gardens, etc. Hopefully the water is good and the cost isn't prohibitive.
In the meantime, X2 on the weighted string to establish depth.

Ok, few updates, we have the floor torn out of one of the bedrooms entirely to replace some rotten joists, and i am currently sitting in the truck riding home with dad from picking up a steal of a deal from craigslist.... A whirlpool fridge thats 4 yrs old, matchimg dishwasher thats 2.5 yrs old, a 5 yr old GE range and rangehood/microwave, all spotless lkke new condition, all working, for a grand total of a whopping $600....

Sounds like a great deal on the appliances. We are adding a porch on right now. It started as a little roof over the back door. Its now a 12x12 roof connecting the carport to the laundry room.

I have plans for in the spring of pjtting a large porch on the front... All the way across the front, gonna be about 8x30.... LOL

Awesome project you have going there. I'll enjoy following your thread. I too am remodeling / well REBUILDING a home. I bought a 1995 wobbley box (double wide mobile home) and I have gutted it, inside, outside, top to bottom. I call it "project dream trailer. I was going to build a house myself, but doing the mobile home thing I cut out all the red tape. I'm enjoying myself a ton. Keep the pics and updates coming. Oh and the advice you got on the well is spot on. I've had wells all my life and maintain them myself. Nothing to hard once you figure them out.

Hard to see the foundation; is it concrete?
That table has a very ornate perimeter, like a Duncan Phyfe. Are there any markings on the underside?

The foundation is 100 yr old block construction... Its plenty solid yet...LOL as for the table, i have not found any marks indicating it to be something special....and i kind of doubt it is anything special...some of the stuff about how its built sorta points to a mass produced styleraher than anything special...

Well, one of the local big box home improvement stores ran nice 30 yr warranty glueless laminate flooring for 65 cents a square foot for black friday, its a color we both like, and given the price we went ans snagged more than enough to floor the room that had the repair work done, freeing up the old hardwood to be used for patching bad spots in the rest of the house...

So... Between thursday night and tonight i have been (with the help of dad thursday) very productive! Got the rest of the stringers in, got the plywood down, and started on the flooring! I have just over half of the floor done, about 65 sg ft of the 118total...

Haha yep, the house has no heat and it was 15* F that night... I needed some heat... And you may notice the bit of liquid courage...LOL that helped warm me up too... A nice bottle of a boston brewing black chocolate stout... But...just one... Large amounts of Alcohol and powertools are not a good mix... Always in moderation ; )

The floor is done!!!!!! Also you can see the original floor color in the first pic in the closet in the corner...if you look real close, you can see a 1/4" gap between the original hardwood and the laminate...there isnt laminate in that closet...LOL

Well... More progress tonight... Got the first layer of drywall down... I have to do 2 layers, one 1/2", and one 3/8 to match up to the approx. 7/8" thick plaster...but it looks worlds better already!!!! As usual, i enlisted dads help for the job... LOL

I've done two since I retired after Y2K.
The first before and after photos are of the 1930s ranch house in FL.
The second set of the 1940s cabin is at our place in Western North Carolina.
Lots of work but worth doing.

Very very cool Vince!!! I believe its better to rebuild an existing structure as long as its not beyond repair than building new because the old stuff has a story to tell... Some people call me crazy but i just love the old stuff... Like my house has been added on to at least 3 times... In the work we have done we uncoveredsome of the original 100 yr old clapboard siding, some old original windows in the attic, stuff like that.... Its just fun to read the story of it all...

Have you tried a vacuum sander? I use one with a Shop Vac to keep the dust down.

Got to start on the flooring in the dining room where here was water damage... The last 3 boards by the wall stayed, and we patched pieces in up to where the decorative floor grate (going to be an insulated crawlspace access where the furnace used to be) goes today... All reclaimed from the bedroom floor...

Nah, conventional forced air furnace/air conditioning... Going to run the manifold into the attic and over the top of everything... Not ideal for heat, but awesome for a/c in the summer...

i have a metal roof in barn waiting to go on house but don't know how to do it. everyone tells me how easy it is but i don't know how to get started. and i don't have to tear off old shingle roof either... so should go quick!

We put metal over the shingles on our house in GA. The nice thing is that it deadens the sound of the rain.
Our current house the downstairs has the vents in the floor and the upstairs in the ceiling.

We are considering a metal roof, but we need to fix up the structure of the roof a bit better for that... Theres several spots that have moisture damage due to failed shingles, that will need the old roof torn off and a new base layer as well as tar paper installed for a standard roof, but the wood surface needs a bit of repair...

On that note, I recommend ice shield for the first course or two, and then synthetic paper to the ridge cap. Synthetic paper is waterproof, so the shingles can fail and still not allow the roof to leak (not indefinitely, of course).

I know to have it up to code the ice shield is required for i believe the first 36" in my area... I will probably be farming the roof work out to a contractor...but maybe not...

I farmed mine out, but I spec'd synthetic paper, and I spent some time helping on the roof, to accelerate the project. They said they had never seen a homeowner carry bundles for them. It was starting to rain, and I didn't want any moisture trouble.

well a lot more progress on the house.... the other bedroom/office is painted, its going to have a deep plum chair rail and switch and outlet covers...

Mom is coming to paint my ceilings next week. Then we plan to get some new light fixtures in the dining and kitchen. Then it on to the living room to take care of the 1960s paneling.

haha nice... im hoping to have the kitchen done soon, then we go on to the dining room to paint the walls and put up a chair rail and a white beadboard under the chair rail...dads gonna start working on the bathroom drywall tomorrow, i may start ripping base cabinets out tomorrow... we shall see how it goes...

well guys.... got a very interesting update on the housing situation for danita and I... due to some unforseen circumstances, we are no longer working on that house....upside is that we have another house... signed the deal on it Thursday, with a big thank you to danitas dad, we are going to live in ny....

unfortunately no garage, but it does have a Wood-Tex shed behind it... probably about a 6'x8' shed...
Congrats!...and that siding will last FOREVER. That will save a ton of expense and work down the road, for sure.
